Landscaping your garden to add value to the sale of your home

There is certainly one place that can help sell your home in no time, and that has to be having a very nice landscaped garden. Anytime I show someone around a property in Brentwood, if the garden looks like something out of a home gardening magazine. It will certainly make the potential purchaser stop in their tracks. A win win for you.

Now it doesn’t need to look like the Chelsea flower show, but by simply looking after your lawn on a regular basis. Or even better, hire a company to do all the maintenance for you so that you can spend more time on the things you love instead. If gardening is not for you that is. Then find yourself a good landscaping company to look after your prized lawn. I personally would recommend “Family Tree Gardens”

Family Tree Gardens is a family-run garden maintenance company giving busy professionals more time to do the things that really matter. While their customers are spending quality time with family & friends, going on holiday, or simply relaxing after a hard week at work, they’re maintaining your garden so it’s beautiful and healthy.

They operate throughout Essex with an office based in Billericay and strive to provide their customers with a high quality, professional, and reliable service.

Grapevine Canopy

They offer a wide range of services including: garden maintenance, estate maintenance, garden makeovers, garden design, lawn care, turfing, and patio & driveway cleaning.

So, if you don’t want to waste your weekends working in the garden, give them a call on 01277 656336.

Also, bare in mind that if you are planning on selling your property in the near future. I think its a great idea to get your garden looked at into how it can become one of the main selling points. An untidy, unsightly garden can put potential buyers off purchasing your home, especially if it very heavily overgrown and unloved.

Even something simple like having the garden levelled off and a nice new lawn laid, will make a huge difference to selling the property.

What Is your dream kitchen?

The most important room in any home without a doubt has to be the kitchen. This is the heart of any home and it’s where we love to socialise and cook our favourite meals. I’m seeing so many people turning their separate dining rooms and kitchens into one large open space.

http://www.arthuranthonyinteriors.com/

The ideas for your kitchen are endless. I’m always taken back by peoples creations and how they mix up their choice of ovens and hobs. Mixer taps that are unique and inspired work tops. A wine rack and beer fridge are also my favourites.

The possibilities are endless, I love this rounded style in a galley shaped kitchen. It really makes the feel almost seamless.

A kitchen island with bar stools can be great when socialising with friends, or just to sit in the morning enjoying breakfast. I love the added touches of the lights in this kitchen. It gives it great character. A great place to have party’s.

The brick wall really sets this kitchens feel, reminds me of the Master Chef kitchen on TV, a very airy space to put your culinary skills to the test, I also love the contrast of the Brown and white units on display here. What are your favourite colours? Will they work in the kitchen? I’d love to see your kitchens and what inspired you.

These chandelier type lights and studded bar stools add a touch of class. A lovely blend also of white and grey cabinet doors really set this kitchen off.

I hope that I have inspired you with a few of my favourite types of kitchens. It’s fair to say that the possibilities are simply endless. But creating the space you want is important. And it makes us feel good when we are socialising or just enjoying a nice cuppa.

Comparing House Prices In Brentwood

As we come almost to the end of the year, I wanted to compare the house prices over the last 12 months in 3 different areas of Brentwood. Today I’ve gone with Pilgrims Hatch, Shenfield and Warley. Three great suburbs of our lovely Brentwood. There is certainly a good mix of homes in these areas.

All these 3 suburbs have around a population of 6000.

How much would a flat cost over the last year in these 3 areas of Brentwood? Below is a chart giving the average prices over the last year.

Shenfield£292K
Warley£321k

Next month I’m going to look at the smaller villages set around Brentwood.

First Time Buyers

Today I’ve been looking at properties for the First time buyers, getting on the property ladder is certainly not easy, but with 2 good incomes this can easily be achieved. So I’ve put together a small guide to help those thinking of making the big leap into home ownership.

1. One Bedroom house

This home costing £230,000 would need a deposit of £23,000, so over 25 years at an interest rate of 2.4% would cost £919 per month

2. One bedroom end of terraced home

This home costing £10,000 more than the first one, with a 10% deposit of £24,000 would cost £959 per month over the 25 years at 2.4%

3. Two Bedroom terraced home

Finally I have chosen this Two bedroom home, with a 10% deposit of £28,000 the mortgage over 25 years at 2.4% would be costing around £1,118 per month,

I hope that helps people to understand the price that you’d expect to pay.

Good luck with your house hunting!!!!

Activity in the million pound plus market

Recently properties in the million pound plus market have soured. Top end homes are finding buyers 18 days faster than last year, outperforming the 9 day drop seen across the whole market.

In August 2020, the number of £1m plus homes finding a buyer rose by 105% annually. This highlights just how in demand these properties are.

Here is 3 properties in Brentwood which are in this price bracket. Again with more people working from home this could be an excellent time to move to a larger property to house an office or work space in a garage.

How Much Does A Property In Brentwood Cost?

House Prices in Brentwood

Properties in Brentwood had an overall average price of £484,000 over the last year.

The majority of sales in Brentwood during the last year were semi-detached properties, selling for an average price of £474,000, Detached properties sold for an average of £800,000, with terraced properties fetching £373,000.

Overall, sold prices in Brentwood over the last year were 1% up on the previous year and similar to the 2017 peak of £483,000.

Brentwood is an ideal location for commuters being only 20 miles from London, and with more people working from home, now could spark a rise in people moving out of London and out into the country side of Essex.

One thing for sure is that you get a lot more property for your money!!!
